For most Israeli households the apartment is the single largest asset they own, which makes home insurance one of the most important policies they will ever buy. Yet many people overpay for it, and others discover at exactly the wrong moment that they were not properly covered. This guide explains the two components, what is actually mandatory, and where the savings are.

The two components of home insurance

An Israeli home insurance policy is built from two separate parts, which can be bought together or independently:

Building insurance (bituach mivneh) covers the physical property itself — walls, infrastructure, roof — against earthquake, fire, water damage and natural disasters. This is the part your bank requires when you take out a mortgage.

Contents insurance (bituach tchula) covers what sits inside the apartment — furniture, appliances, valuables — against damage or theft.

What is mandatory and what is optional

Home insurance is not a legal requirement in Israel. However, when you take a mortgage the bank requires building insurance, assigned in its favour as collateral. Contents insurance is entirely optional, though strongly advisable for anyone with meaningful possessions.

One point worth knowing: exactly as with mortgage life insurance, the bank is not permitted to force you to buy the policy through them. Buying from an external insurer is usually cheaper, often substantially so.

What drives the price

Premiums are set by the value of the building and contents, the location of the apartment and its risk profile, security measures such as a security door or alarm, the age of the building, and your claims history. Understanding these factors is what lets you challenge a quote rather than simply accept it.

How to save on home insurance

1. Compare quotes. Prices vary widely between insurers. Never renew automatically — the renewal quote is rarely the best available.

2. Buy externally rather than through the bank when the policy is tied to a mortgage.

3. Match the sum insured to real value. Under-insuring reduces your payout; over-insuring means paying for cover you can never claim.

4. Add security measures. Alarms and security doors reduce the premium.

5. Check for duplicate cover. Credit cards and other policies sometimes already cover items you are paying to insure again.

Common mistakes

1. Buying the bank's policy without comparing alternatives.

2. Under-insurance — setting a sum below the property's real value, which proportionally reduces any payout.

3. Renewing automatically year after year without re-shopping.

4. Forgetting contents entirely — building cover does not pay for anything inside the apartment.
